Finding The Right Tenant

  •  Digital photographs are taken of all properties and used in all internet advertising.
  •  Comprehensive descriptions fully highlighting the advantages of each property are used. 
  • Listings are placed on www.realestate.com.au, www.justlisted.com.au and our rental list. We also advertise in the local newspaper.
  • A quality, high impact For Lease sign can be placed at the property at your request.
  • Comprehensive reference and identity checks are carried out on all prospective tenants. 
  • Full tenancy agreement preparation.

Active Management Of Your Property

  • Completion of a comprehensive ingoing condition report.
  • Collection, receipting and remittance of the rent into your nominated bank account by EFT.
  • Full rental arrears management. Arrears are processed twice a week. Tenants are able to use a direct deposit system and the tenants receiving Centerlink payments have the money paid directly through Centrepay to further automate the rent payment process.
  • Maintenance of your property. Management and supervision of repairs by licensed, insured tradespeople.
  • Detailed inspections are carried out, with additional inspections available if required.

Proactive Communication

  • We guarantee that we will advise you of all matters relating to your property, or if you wish we will limit your involvement in the management of your property.
  • Communication can be either by email or telephone, depending on your preference.

Understandable Financial Reporting

  • We send you detailed monthly statements that are easy to understand.
  • Your money will be deposited into your account within 2 business days of the statements being processed.
  • Your statement can be posted or emailed, depending on your preference.
  • We will provide copies of all invoices paid on you behalf if you have your statements posted to you.
  • At the end of each financial year, we will provide you with an income and expenditure report for your property, saving you hundreds of dollars in accounting fees.

Regular Detailed Inspections

  • Our inspections are completed at regular intervals.
  • We provide you with a letter outlining all repairs and maintenance that is required/suggested and also any repairs/maintenance that the tenant has been asked to complete.
  • At the end of each tenancy, we will inspect your property and ensure the tenants leave the property in its original conditional (with fair wear and tear expected). We will also advise you of any maintenance that may be required.
